Renting in Dubai — the normannual. Payment by 1–4 cheques upfront. Every contract is registered in the systemEjari(RERA) — without this you have no legal protection.
How payments work
- 1 cheque— best value option, discount up to 10%
- 2 cheques— standard rate, no discount or markup
- 4 cheques— every 3 months, typically +5–10%
- 12 cheques— monthly, +15–20% (rare)
Deposit and fees
- Deposit —5%for unfurnished,10%for furnished (refunded upon move-out)
- Agent commission —5%of annual rent
- Ejari registration — AED 220
- DEWA connection (electricity/water) — AED 2,000–4,000 (refundable)
What to check in the contract
- Renewal terms and conditions— the RERA Calculator sets the maximum at +5–20%
- Who covers repairs— typically major repairs (AC, plumbing) — landlord's responsibility, minor — tenant's
- Notice period— usually 90 days' notice before vacating
- Sub-leasing— whether subletting is allowed (usually not without written permission)
- Deposit refund— terms and conditions
Ejari — the key document
Without registering in Ejari, you won't be able to: connect DEWA, process a dependent visa, or dispute an eviction at the Rental Dispute Center. Can be done in 1 day online or through a broker.
