- analytical aggregates based on publicly available Dubai Land Department (DLD) data;
- the ability to connect with a licensed broker for property selection and transaction support;
- guides, news, and educational materials on the UAE real estate market.
Serviceis notThese Terms do not constitute a public offer and do not obligate the Broker to enter into an agreement with any specific User. The terms of any individual transaction are set out in a separate written agreement involving the developer, seller, buyer, and relevant regulatory authority.
2. License and Regulation
ECOSYSTEM is a private real estate analytics platform focused on the Dubai market. Brokerage activities are conducted in compliance with the regulations of the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA). RERA Licensed.
3. Acceptable Use
You agree to use the Service in good faith and undertake not to engage in any of the following actions:
- scrape, crawl, or bulk-export Service content by automated means without prior written consent;
- copy, resell, or otherwise commercially exploit Service data for the benefit of third parties;
- take any actions aimed at overloading, destabilizing, or breaching the infrastructure;
- upload or transmit malicious code, spam, phishing content, or any content that violates UAE law;
- impersonate another person or representative of the Broker;
- use the Service for money laundering, sanctions evasion, or any other violation of applicable law;
- use the Service on behalf of a minor (see Section 12).
Violation of these restrictions may result in access being blocked without notice, as well as other measures provided for under UAE law (including UAE Cybercrime Law No. 34 of 2021).
4. Accuracy of Information
All data on prices, areas, floor plans, handover dates, yields, and other property characteristics arefor informational purposes onlyand may differ from actual figures. The Broker accepts no liability for decisions made solely on the basis of reference information provided by the Service without confirmation from primary sources.
5. Not Professional Advice
Service Contentis notfinancial, investment, tax, legal, or any other professional advice. Purchasing property is a significant investment; before proceeding with a transaction, we strongly recommend:
- consult an independent financial advisor;
- obtain a legal opinion from a licensed UAE lawyer;
- assess the tax implications in your country of tax residency;
- verify the Developer's and project's status in the RERA registry.
6. Intellectual Property
All intellectual property rights in the design, content, graphics, source code, and databases of the Service, as well as the trade name "ECOSYSTEM" and its logo, belong to ECOSYSTEM or are used under lawful license. Access to the Service does not grant you any rights to these materials beyond the right to personal, non-commercial viewing.
Quotation is permitted to the extent justified by the purpose of the citation, provided that the source and an active link to the original are clearly indicated.
7. User Content
By submitting messages, inquiries, or any other content through the Service, you grant the Broker an irrevocable, royalty-free, non-exclusive license to use that content for the purpose of providing services to you and communicating with you. 10. Limitation of Liability
To the fullest extent permitted by applicable law:
- The Broker shall not be liable for any indirect, incidental, punitive, special, or consequential damages, including loss of profit, loss of data, or damage to reputation.
- the Broker's total liability in connection with use of the free tier of the Service shall not exceed AED 100 (one hundred Dirhams);
- in the case of paid services (if applicable) — liability is limited to the amount actually paid by you for the service in dispute over the preceding 12 months.
This clause does not limit the Broker's liability for willful misconduct or gross negligence in cases expressly provided for under UAE law.
11. Indemnification
You agree to indemnify and hold harmless the Broker, its employees, and affiliated parties from and against any claims, demands, or losses brought by third parties arising out of your breach of these Terms or applicable law.
12. Age Restrictions
The Service is intended solely for individuals who are at least 18 years of age and have full legal capacity. If you are under the specified age, please discontinue use of the Service.
13. Termination of Access
The Broker reserves the right to suspend or terminate your access to the Service at any time without notice, whether due to a breach of these Terms, a regulatory requirement, or technical reasons. The provisions of Sections 6, 9, 10, 11, and 14 shall survive any termination of access.
14. Governing Law and Dispute Resolution
These Terms are governed by the laws of the United Arab Emirates, including the specific regulations of the Emirate of Dubai. Any disputes not resolved through negotiation shall be submitted for consideration to thethe courts of the Emirate of Dubai(Dubai Courts). This provision does not deprive a consumer from the EU or Russia of the right to seek protection in a court of their place of residence, where such right is granted by a mandatory rule of applicable law.
15. Amendments to the Terms
The Broker reserves the right to update these Terms at any time. The current version will be published on this page along with its effective date. Material changes take effect no earlier than 30 calendar days after publication. Your continued use of the Service after changes come into effect constitutes your acceptance of the updated Terms.
16. Entire Agreement and Severability
