Important: taxes in your home country

The UAE imposes no taxes on your income — but your country of tax residency might. Russia: 13% personal income tax on foreign-source income. Germany: progressive rates up to 42%. USA: up to 37% federal + state tax. That said, the UAE has signed Double Taxation Treaties (DTT) with 100+ countries — some of which provide zero or reduced rates on property income derived from the UAE.

Do I need to pay rental income tax in my country of residence?
Possibly — it depends on your country of tax residency, not on where the property is located. Russia, Belarus, Germany, the UK, and the USA all have different rules. Most require you to declare foreign-source income. The UAE has signed Double Taxation Treaties with 100+ countries — consult a tax advisor to confirm the treaty rates that apply to your specific country.
What is the municipality fee, and who pays it?
The Municipality Fee is a 5% charge on the annual rent, payable to Dubai Municipality. It's billed through utility statements (DEWA) and is the tenant's responsibility, not the owner's. For short-term rentals (Airbnb / holiday homes), the fee structure differs: 10% municipality fee + 10% tourism fee = 20% in total charges on top of the base rate, typically passed on to guests.
If I sell my apartment after one year — will I owe any tax in the UAE?
No. The UAE levies no capital gains tax — not for individuals, not for foreigners. Sold for AED 1.5M what you bought for AED 1M? The AED 500K difference is entirely yours, with no deductions due to the UAE government. The only question is whether your country of tax residency taxes that gain.
Is there an inheritance tax for a foreign property owner?
The UAE has no inheritance tax. However, succession is governed by local law: Sharia principles apply by default in the absence of a will registered with the DIFC Courts. If you are non-Muslim, it is strongly advisable to draft a DIFC Will — this protects your heirs' rights and ensures a smoother, faster transfer of assets.
Is rental income required to be declared in Dubai?
There is no personal tax return in the UAE: nothing to fill out, nowhere to file. Registering a tenancy with Ejari is mandatory to protect the landlord's rights, but carries no tax implications. Rental income goes directly to you — there is no automatic reporting to any fiscal authority.
