Why JVC is 2–3x cheaper than Marina

The high service charges in Marina and Downtown come down to specific factors: more elevators per tower, premium concierge services, heated swimming pools, round-the-clock security, and underground parking with ventilation systems. JVC buildings are more modest, property management companies compete on price, and DLD actively cracked down on inflated charges in 2023–2024.

This doesn't mean JVC is better. It means thatNet yield in JVC runs 1–1.5 percentage points higher.all else being equal, because operating costs are lower.

How service charge factors into yield calculations

Net yield formula (simplified):

Net Yield = (Annual Rent − Service Charge − Management Fee) / Purchase Price × 100

Where Management Fee = 8–10% of rent (when handing over to an agency)

Example: 1BR in JVC, price AED 1.1M, rent AED 80,000/year, service charge AED 9,000/year, management fee AED 8,000/year.

Net = (80,000 - 9,000 - 8,000) / 1,100,000 = 5.7% (vs gross 7.3%)

An annual fee that apartment owners pay to a property management company for the upkeep of shared building areas: elevators, swimming pool, security, lobby cleaning, and parking maintenance. It is governed by UAE property law (STRATA Law) and DLD's annual index.
Who sets the service charge amount?
DLD publishes a Service Charge Index with caps for each area. A property management company cannot exceed the index limit without approval from the Owners Association. Some developers — smaller ones in particular — do inflate charges, so always verify through DLD before purchasing.
How does service charge affect net rental yield?
Directly. A gross yield of 8% in JVC sounds strong, but an annual service charge of AED 10,000 on a 1BR eats into 0.7–0.8 percentage points of that return. In Downtown, with a gross yield of 6% and a service charge of AED 18,000+/year, you lose 1.5–2 percentage points. Can you dispute the service charge amount?
