Snagging list, inspection, documentation — how to protect yourself from developer defects.

Handover — the day the developer hands over the keys. This isthe most critical momentin an off-plan purchase. One day is all it takes — any defects left unrecorded become your financial responsibility to fix.
What is Snagging
Snagging is a thorough inspection of the apartment for defects BEFORE signing the handover acceptance form. Professionals typically flag 50–150 items in an average apartment: chipped tiles, misaligned doors, leaking taps, AC issues, poor paintwork, and more.
Tip: Do NOT sign the acceptance form until the snagging is complete and the developer has resolved all critical items. This is your only leverage.
How snagging is carried out

- Re-snag inspection — verifying that flagged items have been properly fixed
What to check on your own
- AC: does every room cool down within 5 minutes?
- Do all the outlets work? Bring a phone charger
- Taps: water pressure? Any leaks?
- Toilets: is the flush working properly?
- Doors: do they close tightly? Do the locks work?
- Windows: do they open? Are the seals intact?
- Balcony: does the drainage work? Are the railings secure?
- Kitchen: range hood, stove, oven, dishwasher
Documents at handover
- Title Deed (DLD) — in your name
- Final completion certificate
- Approved floor plans
- Developer warranty (typically 10 years on structural elements, 1 year on finishes)
- DEWA, Etisalat connection documents
- Parking assignment
Costs at handover
- 4% DLD fee— Transfer Fee (if not yet paid)
- Service chargedeposit — 1–2 years upfront (typically AED 10–30/sqft per year)
- DEWA deposit — AED 2,000-4,000
- Snagging company — AED 800-1500
