Snagging list, inspection, documentation — how to protect yourself from developer defects.

Handover — the day the developer hands over the keys. This isthe most critical momentin an off-plan purchase. One day is all it takes — any defects left unrecorded become your financial responsibility to fix.

What is Snagging

Snagging is a thorough inspection of the apartment for defects BEFORE signing the handover acceptance form. Professionals typically flag 50–150 items in an average apartment: chipped tiles, misaligned doors, leaking taps, AC issues, poor paintwork, and more.

Tip: Do NOT sign the acceptance form until the snagging is complete and the developer has resolved all critical items. This is your only leverage.

How snagging is carried out

  5. The developer is obligated to fix issues within 30–60 days
  6. Re-snag inspection — verifying that flagged items have been properly fixed

What to check on your own

  • AC: does every room cool down within 5 minutes?
  • Do all the outlets work? Bring a phone charger
  • Taps: water pressure? Any leaks?
  • Toilets: is the flush working properly?
  • Doors: do they close tightly? Do the locks work?
  • Windows: do they open? Are the seals intact?
  • Balcony: does the drainage work? Are the railings secure?
  • Kitchen: range hood, stove, oven, dishwasher

Documents at handover

  • Title Deed (DLD) — in your name
  • Final completion certificate
  • Approved floor plans
  • Developer warranty (typically 10 years on structural elements, 1 year on finishes)
  • DEWA, Etisalat connection documents
  • Parking assignment

Costs at handover

  • 4% DLD fee— Transfer Fee (if not yet paid)
  • Service chargedeposit — 1–2 years upfront (typically AED 10–30/sqft per year)
  • DEWA deposit — AED 2,000-4,000
  • Snagging company — AED 800-1500
