   Agree on the rent payment schedule

   Tenants can pay the rent in one payment or through multiple payments as agreed with the broker/landlord. Some brokers may require a commission fee, up to a certain amount of the total amount of rent — the exact amount must be checked on the authority's website.

   Prepare your documents and cheques

   To conclude a lease contract with the landlord and/or real estate agent, the tenant must provide identification documents which include a copy of his passport, a valid residence visa and Emirates ID, in addition to post-dated cheques covering payments for the agreed lease period.

   Register the lease agreement

   Lease agreements between landlords and tenants must be registered by the respective authority in each emirate. In Dubai, landlords must register lease agreements with Dubai Land Department. The fee is calculated based on either the rental value or the rental index, whichever is higher; the current amount must be checked on the authority's website.

   Pay the Dubai Municipality housing fee

   Tenants must pay housing fees to Dubai Municipality. The yearly rental charges are used to calculate this fee; the current rate must be checked on the authority's website.
