How to rent an apartment in Dubai long-term (annual contract)

Long-term renting in Dubai runs on an annual contract registered in the Ejari system (Dubai Land Department, DLD/RERA). Ejari registration is needed for DEWA, visa steps and opening a bank account. Below is an honest procedure per DLD.

    Find a unit and check the price on the RERA index

    Pick an area and budget; check the fair rent range in the RERA rental index calculator on the DLD site. It also caps rent increases at renewal.

    Agree terms and sign the contract

    The tenancy contract is for 12 months. Usually a security deposit and payment by cheque (one or several) apply. Check who pays the agent fee and utilities.

    Register the contract in Ejari

    The contract is registered in the Ejari system (via the DLD site/app, Dubai REST or a service centre). The Ejari certificate is a mandatory tenant document.
