Find a unit and check the price on the RERA index
Pick an area and budget; check the fair rent range in the RERA rental index calculator on the DLD site. It also caps rent increases at renewal.

Agree terms and sign the contract
The tenancy contract is for 12 months. Usually a security deposit and payment by cheque (one or several) apply. Check who pays the agent fee and utilities.

Register the contract in Ejari
The contract is registered in the Ejari system (via the DLD site/app, Dubai REST or a service centre). The Ejari certificate is a mandatory tenant document.

Connect utilities and move in
With Ejari, activate DEWA (electricity/water), gas and internet if applicable. Renewals and rent rises are governed by RERA — don't accept increases above the index.
