Steps to get your UAE home sorted

   Prepare your identification documents

   To conclude a lease contract with the landlord and/or real estate agent, the tenant must provide identification documents which include a copy of his passport, a valid residence visa and Emirates ID, in addition to post-dated cheques covering payments for the agreed lease period.

   Sign a lease contract

   Once you have the required documents, you can conclude a lease contract with the landlord and/or real estate agent. The post-dated cheques cover the payments for the agreed lease period.

   Register the lease in your emirate

   Lease agreements between landlords and tenants must be registered by the respective authority in each emirate. In Dubai, landlords must register lease agreements with Dubai Land Department.

   Pay the municipality and housing fees

   Once the lease contract has been registered, a municipality fee will be levied. The fee is calculated based on either the rental value or the rental index, whichever is higher. This amount will be added to the monthly water and electricity bill of the tenant. In Dubai, tenants must pay housing fees to Dubai Municipality, calculated at a rate of the yearly rental charges. The housing fees are added to the monthly electricity and water bills. The exact percentage/amount is set by the authorities — check the current figure on the Official UAE Government Portal (u.ae).
