Dubai is more than a city. It is a decision you make once and remember for a lifetime.

The first time you step onto the balcony of your apartment in Marina or Downtown and watch the skyline light up, it can feel as though everything before it was preparation. Yet there are figures behind that emotion. Those figures are what turn Dubai from a dream into a considered, measurable decision.

Below are seven reasons people move here, invest and stay. Every point includes its source.

1. Safety that becomes normal within a week

In 2025, the UAE ranked first in the world in Numbeo's safety ranking, with an index score of 85.2, ahead of Andorra, Qatar and Taiwan. Abu Dhabi was the safest city in the world at 88.8, while Dubai ranked third at 83.9. Five UAE cities were among the world's six safest.

In practical terms, this is a place where a child can walk to school, a woman can feel comfortable on an evening walk along Marina Walk, and personal security rarely dominates daily decisions.

2. Taxes that do not apply

In the UAE, individuals officially pay:

  • 0% personal income tax, irrespective of citizenship or residence status
  • 0% capital gains tax on the sale of real estate
  • 0% inheritance and gift tax
  • 0% tax on rental income

This is not a temporary concession. It is a structural feature of the economy established at state level. The 9% corporate tax applies only to business profit above AED 375,000 and does not apply to personal income.

3. Price growth visible in the data

According to Dubai Land Department, the average price per square foot reached an all-time high of AED 1,524/sq ft in 2024, compared with AED 914/sq ft in the pandemic year of 2020. Citywide prices rose by 75% from February 2021.

Transaction value in 2024 reached AED 761 billion, up 20% by value and 36% by transaction count from 2023. The market attracted 110,000 new investors during the year, an increase of 55% YoY.

This differs from the 2008 speculative cycle: a substantial share of buyers are purchasing to occupy or hold property, not merely to resell it.

4. Golden Visa: residence through investment

Buying property worth at least AED 2 million may qualify you for a 10-year Golden Visa for yourself, your spouse, children of any age and parents. The minimum down-payment requirement was removed in early 2024.

Dubai issued 158,000 Golden Visas in 2023, twice the 79,600 issued in 2022. Forecasts indicated that more than 120,000 visas would be issued in 2025. This is neither a tourist visa nor simply a work permit; it is a long-term residence status that allows holders to sponsor family members and conduct business.

5. Infrastructure planned ahead of population growth

Dubai's population exceeded 4 million for the first time in 2025, adding 208,030 people in 12 months, the largest annual increase in the emirate's history. The city's growth is being managed through an established expansion plan.

The government-approved Dubai 2040 Urban Master Plan provides for:

  • twice the current area of parks and green spaces
  • 310 new parks and upgrades to 220 existing parks
  • 60% of the emirate dedicated to nature reserves
  • the Blue Line metro: 14 stations, 30 km, AED 20.5 billion of investment and an opening planned for 2029

DXB Airport handled 92.3 million passengers in 2024, retaining its position as one of the world's major aviation hubs.

6. Tourism that supports rental demand

Dubai welcomed 18.72 million international visitors in 2024, 9% more than in 2023. Average hotel occupancy was 78.2%. In the right location, this demand can support short-term rental returns that are difficult to replicate in London, Moscow or Istanbul.

Tourism expenditure in 2024 was approximately AED 660 billion. An apartment in JBR, Downtown or Palm can therefore be more than a passive asset: it is an operating rental business supported by the city's visitor economy.

7. A currency with a fixed anchor

The UAE dirham has been pegged to the US dollar at AED 3.6725 to USD 1 since November 1997. The UAE Central Bank maintains the peg by buying dollars at 3.672 and selling at 3.673. The rate has remained unchanged for 28 years.

In effect, a Dubai property is held in a currency anchored to the US dollar. This can reduce currency volatility for investors whose home currencies include the rouble, lira or yuan.

What this means for you

The UAE is a $552 billion economy (World Bank, 2024), with IMF growth forecasts of 4–5% for 2025–2026. It should not be viewed simply as an emerging market; it is a mature market still expanding at pace.

The attraction is not limited to the figures. Dubai is a place where you can have coffee on the 50th floor in the morning, sign a contract without unnecessary bureaucracy during the day and meet your family by the marina in the evening. Daily life, business and infrastructure are designed to remove friction; that time advantage is part of the city's value.

The question is not only whether to invest in Dubai. It is who will help you enter the market with the right evidence and structure.
