Which Dubai districts are seeing the most off-plan launches in 2026? 140 active areas, 818 live projects from 292 developers — ranked by activity. Primary market data from Reelly. This is not DLD resale transaction data.
How to read this report
This report is built from the Reelly off-plan database — it tracks new development projects currently for sale, in presale or announced, with a confirmed location. It is entirely different from the DLD transaction reports (#1 Yield Map, #2 Price Index, #3 Volume Map): those count completed resale deals registered with the Land Department; this counts live new projects from developers. The numbers cannot be compared. A district with 20 off-plan projects does not necessarily have high DLD resale volume — the two markets move independently.

Source: Reelly off-plan database, synchronised to the ECOSYSTEM projects_web table and shown here without adjustment. Data as of July 2026.
Only projects with confirmed off-plan status (on_sale / presale / announced), a cover image and a named location are included. Projects without a district cannot be geographically ranked.
Each district requires at least 2 qualifying projects to appear — single-project entries are excluded as statistically unreliable.
Starting price (AED) is the lowest min_price among qualifying projects in that district — the cheapest entry point available. Handover range shows the earliest and latest completion years among listed projects.
This data is NOT Dubai Land Department transaction data. Do not compare figures with the DLD reports on this site.

- Based on Reelly data as of July 2026, Dubai Islands leads with 55 active projects. High-demand residential and mixed-use districts consistently attract the most developer launches.
- Is this the same data as the DLD reports?
- No. This report uses Reelly's off-plan database — live new projects from developers. The other three reports on this site (Yield Map, Price Index, Volume Map) use Dubai Land Department transaction data for completed resale deals. The two sources measure different things and cannot be compared directly.
- What does 'starting from' (AED) mean?
- It is the lowest listed min_price among qualifying projects in that district — the cheapest published entry point. Actual availability at that price depends on the specific project and unit type.
- How current is the data?
- The report reflects the Reelly off-plan database synchronised as of July 2026. Projects older than 2 months are excluded to keep only active, current listings.
