Dubai is introducing a new law governing shared housing, set to take effect in late August. This legislation clarifies the rules for co-living arrangements, which were previously ambiguous for many residents and property owners in the emirate. The move aims to regulate a market segment that has grown rapidly but lacked specific guidelines.

Legal consultant Dr. Hasan Elhais explained that the law identifies six eligible groups for shared housing. These include families, individual men and women, male and female students, and government or private sector employees. This broadens options for many expats looking for affordable living.

A key change involves payment terms. Rent will be paid monthly and in advance by default. This is a significant shift from the standard practice of paying with post-dated checks for a full year. However, landlords and tenants retain the freedom to agree on different payment schedules within the tenancy contract.

Legal experts suggest this will bring transparency to the sector. It provides a clear framework for shared living, reducing disputes between landlords and occupants and making the rental market more accessible to those with different cash flow needs.
