Cancelling a tenancy contract in Ejari: free through the app, AED 40 + VAT through a centre — and no document in hand

The Department's service is described for a contract that has ALREADY expired, on a property that has been vacated. Through the app or the system it is free; through a Trustee centre it is AED 40 plus VAT and 25 minutes. The thing to be ready for: the issued-documents field reads "None" — the confirmation is an email, not a certificate.

Checked against the official source on 17 September 2026: the Dubai Land Department service card "Cancel Tenancy Contract". The page was read in its raw form; every figure carries its source link, and the source is listed at the end.

Registering and renewing a tenancy contract, with its three doors and different prices, we covered separately. That chain has a final link people ask about less often and stumble over more: taking the contract off the register.

What the service is, by the letter of the card

Verbatim: "This service allows customers to cancel a Tenancy contract that has expired for a property that has been vacated in the Emirate of Dubai" — it cancels a tenancy contract that has expired, on a property that has been vacated.

Note both conditions: they stand in the description as facts, not as preferences. This is not an early-termination mechanism — it is the deregistration of a contract that has already ended.

Yet the "contract still active" case is on the page too

And this is the node's main finding. Among the documents for Trustee centres there are two lines that expressly contemplate a live contract:

  • "Original Unified a Tenancy Contract must be canceled unless the contract is still active, in which case it must be presented" — the original unified contract is surrendered on cancellation; if the contract is still active it must be presented rather than handed over.
  • "Letter from the property owner requesting cancellation, in case the contract is still active" — a letter from the owner requesting cancellation, if the contract is still active.

So the service description speaks of an expired contract, while the document list also describes a live one — via an owner's letter. We give both parts as printed and do not decide for the Department which one describes your case. For a tenant the practical conclusion is single and firm: without the owner's letter, a live contract is not cancelled here unilaterally.

Compare with registration: there the partner fee is AED 55 through the app and AED 95 through a centre, on top of the Department's own AED 100 and two fees of AED 10 each (breakdown). On cancellation there is no departmental duty at all — you pay only the centre's partner, and half of what the same centre charges for registration.

The issued-documents field is empty, and that is worth knowing in advance

On the registration card an Ejari contract is issued. Here the field reads None. The confirmation is what the procedure names: "An email is sent if the request is approved".

In practice that means the card promises no cancellation certificate to show a new landlord or DEWA. Keep the approval email and the request number — the service provides no other output document.

Conditions are split by channel, and a door may turn out to be shut

The card lists conditions separately for each channel, and they are not the same.

Through Trustee centres. The property must not be managed by a real estate company or by an owner who has Ejari system access. The applicant is the tenant or a representative with an official power of attorney; the landlord is the owner or their representative with a power of attorney.

This is not a formality but a fork: if your flat is managed by a company, a trip to a Trustee centre is futile by condition, not by queue. Cancellation goes through the system — via the very Ejari account that companies receive together with their licence.

Through mobile applications. The tenant and the landlord must both be individuals, and the owner's data must be up to date. That second condition explains part of the rejections: stale owner details close the mobile channel even when both sides are natural persons.

Through the system. For a company — a licence for one of the property management activities. For an individual owner — being the owner and managing their own properties. For a representative — a power of attorney to manage the properties.

Documents: a Dubai power of attorney need not be attached

One detail that saves a step: an official power of attorney is required if a representative acts, but if it was issued in Dubai the number alone may be entered, without attaching the document. If issued in another emirate, the document must be attached. Plus the applicant's Emirates ID.

The procedure

Through a centre: visit a Trustee centre → submit documents and have them checked for completeness → the employee enters the data, audits and approves → pay and receive a receipt.

Through the system or the app: register or log in to Ejari or Dubai REST and select the service → fill in the data if needed → submit electronically → an email if approved.

There are three channels: the Dubai REST app, the Department's website (the Ejari system), and Real Estate Services Trustee centres. Applicant status is All — the card sets no residency restriction.

What we are not claiming here

  • The timeframe for the electronic channel. Only 25 minutes through a Trustee centre is named; how long an app request takes, the card does not say.
  • What happens to the deposit. Deregistering a contract and returning a security deposit are different things, and the card does not touch the deposit at all.
  • Whether a tenant is obliged to cancel. The card describes a service, not a duty; it carries no deadlines and no consequences for inaction.
  • How cancellation affects a dispute. If the matter goes to the Rental Disputes Centre, we covered filing and fees separately; this card names no link to cancellation.
  • The amount of VAT on the partner fee. It is printed as "AED 40 + VAT" — the Department gives no total, and we do not compute one for it.
