The UAE's official portal puts it briefly and clearly: in Dubai the electricity and water connection is digitally integrated with the Land Department, and DEWA's email arrives AFTER Ejari is issued. There are no deposit amounts on that page, and DEWA's own site is closed to us — so this article carries no figures, and we explain why.

Checked against the official source on 17 September 2026: the "Public utilities" section of the UAE Government's official portal. The page was read in its raw form. This piece is deliberately short: there is little verifiable material on the subject, and we say so plainly.

What the official source says

Verbatim: "Getting electricity and water connection is digitally integrated with Dubai Land Department. After Ejari is issued, DEWA will send a welcome email to the customer. The email includes the new account number, security deposit details and payment link."

Three facts out of one sentence:

  1. The connection is digitally integrated with the Land Department — it is not a separate queue at another authority.
  2. The trigger is Ejari being issued. Not signing a contract, not moving in, but registration in the system.
  3. The email contains the account number, deposit details and a payment link.

What Ejari is and how it is issued we covered separately. The practical conclusion is simple: if DEWA's email has not arrived, the question is usually not for DEWA but for whether Ejari has been issued.

Why there is not a single figure here

We hold to a rule: a number appears in an article only from a primary source we have read in full. On this subject we have no such source, and here is why.

The readable official page carries no amounts at all. The portal section describes the procedure but names no deposit in dirhams — not for an owner, not for a tenant, not by property type.

DEWA's own site is closed to us. Requests to its service-activation and tariff pages return HTTP 403 — automated reading is blocked. So we cannot verify any amount against the primary source.

This article therefore carries no deposit, no activation fee and no tariffs. The figures circulating in the market and on forums we do not reproduce: we have no way to confirm them, and an unverifiable number in front of a client is worse than no number.

Where to get them. In DEWA's own email — by the official description, the deposit details arrive precisely there. Or from DEWA directly.

What we do not claim here

  • The deposit amount, activation fee or tariffs. There is no source we could read.
  • Whether the procedure differs for an owner and a tenant. The page we read draws no such distinction.
  • How long the email takes. Not stated.
  • What happens on a change of owner without a new Ejari. The page describes the Ejari link but does not address this case.
