A company cannot enter a Dubai property transaction until it holds its own reference number in the Land Department's system. We read the service card: which documents each structure needs, why a free zone entity has one requirement more, and how the registration price differs eightfold.

Buying through a legal entity in Dubai is usually discussed as a tax or succession question. But the first barrier is procedural, and it stands before any transaction.
Without a reference number the company is not an applicant
Verbatim from the description: "This service allows applying for company registration in the Department's system in order to obtain a reference number through which the application for Real Estate transaction Services can be made."
Registration exists to obtain a reference number, and only through it can applications for transaction services be made. This is not paperwork after the purchase; it is the condition of admission.
The same point appears on the mortgaged-sale card we covered separately: an unregistered entity should first go through the company registration procedure.
The procedure ends on the same note: "The customer receives an email with the company's reference number indicating that the company has successfully registered".
Documents: the differences between structures are small, with one exception
A single person establishment needs a trade licence and the owner's valid passport, residence permit and UAE ID.
A limited liability company adds the memorandum and articles of association, plus amendment annexes if there were any.
A foreign company and a GCC company need a certificate of incorporation or trade licence, the constitutional documents, amendment annexes, and the owner's documents.
A free zone entity needs all of the above and one document more: "A no-objection certificate from the licensing entity to own a property in case of purchase only" — a no-objection certificate from the licensing authority to own property, and only in the case of a purchase.
That line is the only requirement absent from the other types. The "purchase only" qualifier is in the source text, and we reproduce it as it stands.

An important precision. On the card each of these lines ends with the words "for the service partners fees" — these are service-partner charges, not the Department's own fees. We do not present them as a government duty, because the source calls them something else.
Note the last line as well: amending the company's documents costs money of its own. A structure chosen for one deal is not free to change afterwards.
What follows for the buyer
Put company registration in the schedule before the deal. Twenty-five to thirty minutes is the service time at the trustee centre, but it only begins once the constitutional documents are assembled.
For a free zone entity, order the NOC early. It is the single additional requirement, and it comes not from the Department but from your licensing authority — so the timing there is set by a third party.
After that the bill runs as usual. This card does not cover the transaction fees themselves; those are set out in the full transfer bill, and the signing sequence in the analysis of Forms A, B and F.
