The Land Department issues a statement on a single property carrying, alongside owner and property details, any mortgage, seizure, suspension and project data. Through the app it is AED 50 plus two fees of AED 10; through a centre, AED 120 "including service partner fees and VAT", in 10 minutes. Companies are shut out of the electronic channel.

Verifying a title deed answers the question "is this document genuine". This service answers the other one, the one asked before payment: what else is attached to the property.
What the statement contains
Verbatim: "…the issuance of a detailed property statement (for a single property only), which includes information on the owner, the property, mortgage, seizure, suspension, and project details".
The three middle items are what make the document useful to a buyer. A mortgage is visible on the title deed too, but seizure and suspension are entries a seller may not mention — and you want to learn about them before the money moves, not after.
The qualifier "for a single property only" means one property at a time. This is not a statement of everything a person owns: that role belongs to the ownership certificate, which answers the opposite question — what a person owns, rather than what is attached to a property.

Here the Department prints a total — and that is rare. On the neighbouring ownership-certificate card the fees are itemised with no total at all, and we declined to add up on the Department's behalf. Here it is the other way round: the Trustee centre carries a single figure of AED 120 with an explicit note that the partner fee and VAT are already inside.
The gap between channels is AED 50 (that is our subtraction, 120 − 50 − 10 − 10, not a line on the card; the Department publishes no breakdown for the centre). The partner fee before VAT on the ownership-certificate card happens to be the same amount — but we will not claim it is the same line: this page does not name it.
Companies are shut out of the electronic channel
The channels are listed with restrictions that are easy to skim past:
- Real Estate Services Trustee centres — for companies and individuals;
- the Department's website — individuals only;
- the Dubai REST app — individuals only.
So a corporate owner cannot order the statement from the app: a centre is the only route, where the documents are the trade licence and an official company letter. An individual needs no documents at all through the app and website, and presents an Emirates ID at a centre.
Who the service partner is — and why that fits
The partners field names Dubai Courts. That matches the content: seizures and suspensions are not imposed by the Department, so for the statement to show them the data has to come from the judicial circuit.
What is issued is an approved detailed real estate e-statement; applicant status is All, with no residency restriction.
The procedure
Through a centre: visit the nearest Trustee centre → present your Emirates ID → an employee reviews and approves the request in the system → pay and collect the receipt → the document arrives by email.
Through the website or app: sign up or log in and select the user type → choose the service and fill in the details → pay → receive the document electronically.
What we are not claiming here
- Who may order a statement on someone else's property. The card has no service-terms section at all. So "will they show me another person's property" is settled at submission, not by this page.
- How current the seizure data is. The card names what the statement contains but not the lag with which judicial entries reach it.
- How long the statement stays valid. Not stated.
- What makes up the AED 120. It is given as an inclusive total; the Department publishes no breakdown for the centre, and our subtraction is a reader's arithmetic, not a line in the source.
- Whether a bank or a court accepts the statement. The card describes issuance, not third-party recognition.
