Before a deal in Dubai you can verify a great deal without paying anything or going anywhere: a property's status, a project's completion percentage, the authenticity of a valuation certificate, the progress of a filed application. All six services are immediate and open to every category — citizens, residents and tourists. The Department even hands out a project's completion percentage over WhatsApp on 8004488, where a virtual assistant named Malik replies.
Checked against the official sources on 17 September 2026: the Dubai Land Department service cards "Property Status Enquiry", "Project Status Enquiry", "Verify Taqyimee Certificate", "Application Status Enquiry", "Real Estate Services Inquiry" and "Names of ancient and modern regions". All pages were read in their raw form; every service carries its source link, and the sources are listed at the end.

This article is about six other checks that almost nobody writes about, although all of them are free, instant and open to everyone: each card's applicant-status field reads "All" — UAE citizen, resident, tourist.

A project's completion percentage is a public figure
The description: "This service allows a customer to inquire about real estate project completion percentage and details in the Emirate of Dubai." — the completion percentage of a project and its details.
This is arguably the most underrated line in the catalogue. The number that decides the fate of an off-plan buyer's money is handed by the Department to anyone, immediately and free of charge — by land number, project number or project name. Who calculates that percentage and how is covered separately: it is confirmed by a technical report, and obtaining that report costs the developer AED 15,000. Reading the result costs nothing.
And the third channel is unusual. The card describes it step by step: save the Department's number 8004488 in your contacts, open WhatsApp and start a chat — "the virtual assistant (Malik) will help you get the service". The same channel appears on the application-status card.
The practical takeaway for an off-plan buyer: you can re-check the completion percentage yourself, without asking the developer, from your phone.
Property status: two fields and no documents
The description: "This service allows a customer to inquire about the status of a property by entering the property-related data such as the area and land number." — a property's status from details such as the area and land number.
No documents are required; the entry points are the Department's website or the Dubai REST app. What exactly "status" shows the card does not spell out, and we do not spell it out on its behalf: the service is named, the contents of the answer are not.
An important boundary, so the free tool is not overrated. The encumbrances a seller might not mention — a mortgage, an attachment, a suspension — sit in the paid detailed report, and that is a separate service at AED 50 + 10 + 10 from the app. A free status check is not a substitute.
The valuation certificate: what is verified is that a licensed company issued it
The description: "This service allows a customer to ensure that my evaluation (Taqeemi) Certificate is issued by the real estate evaluation companies licensed by the Dubai Land Department." — confirming that a valuation certificate was issued by a company licensed by the Department.
The source's wording is inconsistent: the description says "my evaluation (Taqeemi)", the service name says "Taqyimee". Both spellings of the same name are quoted as printed.
The procedure is simple: choose the Information Services field, click "Go to Service", enter the details and click "Verify". Why it matters is visible in neighbouring clusters: a valuation certificate is required both when selling at auction — where it must be obtained specifically for the auction and be valid for six months — and in the valuation service itself.
Two different application-status checks, and the difference is who filed
The Department runs two services with similar names, and they should not be confused:
- Application Status Enquiry — the status of an application filed through the Department's main headquarter, the website, the Dubai REST app, registrars offices or real estate services registrars centers. That list of filing channels is named in the description itself.
- Real Estate Services Inquiry — the status of an application for dispositions and registration filed via a real estate developer.
So if your papers went to the developer rather than to a centre, the second service is the one to ask. The first has a WhatsApp channel; the second has only the website and the app.
Old and new area names: why the search does not find your district
The description: "This service allows a customer to identify the regions whose names have been changed in the Emirate of Dubai." — identifying the districts whose names have changed.
This looks like a trivial reference until the first time a property cannot be found under a familiar name. A district's official name in the register may differ from its market name and from its former one; the service maps them. Those same district names run through our medians by area, where they are given exactly as the source prints them.
The node we turned down
The catalogue holds a seventh item — DLD Document Vault. We are not covering it: in the machine-readable catalogue only its title is filled in, with no description, channels or service time, and its address answers with a redirect instead of a page. Writing up a service from its name alone is conjecture, not a primary source, so the node was rejected.
A practical order before a deal
- The project is under construction — look up the completion percentage by project name, even from WhatsApp.
- The property is finished — check the property status, and look for encumbrances in the paid report: the free check does not show them.
- You have been shown a valuation — verify the certificate, not just the stamp on the paper.
- You have been shown a broker's card — that is a different check, and it is free too.
- The documents are already filed — ask for the application status, or, if the developer filed them, the second service.
What we are not claiming here
- What exactly "property status" shows. The service is named; the card does not describe the contents of the answer.
- How fresh the completion percentage in the answer is. The service returns the figure immediately; the card does not state when it was calculated.
- That free checks replace the report. They do not: a mortgage, an attachment and a suspension sit in the paid detailed report.
- What the WhatsApp virtual assistant answers. The channel and number are named by the Department; the scope of the reply is not.
- Whether these services work without an account. The cards say "log in to the website or the App"; whether an account is needed is not specified.
- What DLD Document Vault contains. A card with no body — the node was rejected, not paraphrased.
