A misspelled name, a renewed passport, a change of nationality: all of it is fixed by a separate service costing AED 250 plus AED 10 each. Updating an owner's details in the Department's system is free outright, but becomes chargeable when it is not tied to a procedure: AED 20 plus VAT. And splitting a plot between co-owners costs AED 250 per share, with maps on their own scale: 120 and 270 instead of the usual 100 and 250.
Checked 17 September 2026 against official sources: the Dubai Land Department service pages "Title Deed Modification", "Split Ownership" and "Amendment of details of a person / entity application". The pages were opened in their original form. Each figure links back to them, with all addresses collected at the end.
Nobody looks these three up in advance. People find them when a title deed turns out to carry someone else's letter in the surname, when the passport used at purchase has expired, or when co-owners decide to part ways. All three are short, all three are cheap, and each has one detail that decides the matter.
Correcting the details on a title deed
The description names the cases outright: "name correction, nationality update, passport number and date of birth update, and place of birth update". And on a separate line: any owner may apply ("All property owners are eligible to apply for this service").

Three documents: a copy of the owner's Emirates ID or a power of attorney if they are not attending in person; copies of valid passports for non-resident owners; and a third item worth reading closely: an official letter in case of an area modification, or a new map from the municipality or the Department, specifically from the Survey Department.
That third item means the service corrects more than personal data: it can change the area too, but the area does not change on request. It needs a document from the surveyors. How the survey itself works and what it costs is covered separately.
Two channels: the Department's main branch and the Real Estate Services Trustees Centres. Applicant status: citizen, resident, visitor. The output is an electronic title deed.
Updating an owner's details in the system: free, with a caveat
A separate service amends not the deed but the person's or entity's file in the Department's system, so that subsequent procedures run on current data.
The fee line here is unusual and we quote it verbatim: "Free service in case of an application to amend details that is irrelevant to any procedure, a fee of AED 20 + VAT for the service partners fee to be added".
The reading: the service is free, but where the amendment is not tied to any procedure, a service partner fee of AED 20 plus VAT is added. An update done on its own costs twenty dirhams; done as part of a transaction, nothing.
Time: 20 minutes; channel: Real Estate Services trustee centres. Documents: for individuals, owners' Emirates IDs and a passport for non-residents; for companies, a new trade licence, the memorandum of association, an entity letter addressed to the Department, a power of attorney for the filer, and owners' Emirates IDs.
Splitting a plot between co-owners
The description: "This service enables co-owners to apply for the division of a land plot into multiple plots according to their respective ownership shares" — division of a plot into several according to ownership shares.

The map scale here is its own, and that is not a slip in our table. On neighbouring services in the cluster a plot map costs AED 100 or AED 225 and an apartment or villa map AED 250. The split ownership page prints AED 120 and AED 270. Both sets are official; we quote them as they stand and do not decide for the Department which is the general rule.
The decisive condition sits not in the terms field but as the first line of the documents: the ownership separation agreement has been signed by the owners in person and approved administratively. Without it the service does not start: the Department divides according to a completed agreement rather than adjudicating a dispute. Then: a Dubai Municipality map of the land, copies of the Emirates IDs of all owners, and copies of valid passports. One channel: the Department's main branch. The outputs are an electronic title deed and an electronic map.
A source detail we do not correct: in the split ownership document list the map is described as covering "the land involved in the compensation", although the service is about division by shares, not compensation. We quote the wording as printed.
What this means for an owner
- A typo on a deed is fixed for AED 250 in twenty-five minutes. It is not a court matter and not a re-registration.
- Area does not change on request. It needs a document from the Survey Department, and that is separate work.
- Splitting a plot requires a signed agreement. The Department executes the arrangement; it does not create one.
- Updating a person's details is cheaper inside a procedure than on its own, where the partner's fee is added.
The limits of this write-up
- What counts as being "tied to a procedure" for the free update. The wording is quoted verbatim; the page gives no test.
- Why the split ownership maps cost 120 and 270 while neighbouring services say 100, 225 and 250. Both sets are officially printed; neither page explains.
- Who approves the separation agreement administratively, and how. The requirement is named; the body and the process are not.
- How many deeds a split produces. The fee is stated per ownership, and the number of shares depends on the agreement.
- Whether a name can be corrected when passport and Emirates ID disagree. That case is not among those listed.
- Any totals. The Department does not add its lines up, and we print no totals of our own.
