The Land Department separates and annexes already registered properties — plots and units alike. But the service card lists the fees TWICE, by channel, and the two lists do not match: going through a trustee centre adds an AED 80 service-partner fee. We read the primary source, including what the card leaves unresolved.

Checked against the official source on 17 September 2026: the Dubai Land Department service card "Separation or annexing a property application". The page was read in its raw form; every figure carries its source link, and the source is listed at the end.

Next to dividing co-owned property between partners sits a different operation: changing not the set of owners but the property itself — splitting it, or merging it with a neighbour.

What the service actually does

Verbatim: "This service allows the owner to apply for (separation / annexation) of a registered property, and it includes: the land plots and real estate units" — it lets the owner apply to separate or annex an already registered property, covering both land plots and units.

The key word is "registered". This is not about planning something new, but about altering what already stands in the register.

You arrive with the maps; you do not obtain them here

One required document is named: "Real estate maps after annexation or separation from the planning authorities" — maps after the annexation or separation, from the planning authorities.

The Department registers the outcome; the geometry itself is approved elsewhere. The planning stage has to be completed before filing — a timeline the card does not state.

The bill depends on the channel, and the card shows it

The card lists fees twice, separately by channel.

What the card leaves unresolved — and we do not fill in. The trustee-centre list does not repeat the title deed and map lines. That may mean they are not charged there, or it may be an abbreviated list. The card says neither, so we reproduce both lists as printed and draw no conclusion about the difference in the final total.

A third channel is named separately: the Oqood portal — for a developer.

Timing and what is issued

Processing time is 4 hours. What is issued: an electronic title deed and an electronic map. Payment is by cash or card.

Where this sits beside the neighbouring services

If what changes is the set of owners rather than the geometry, that is division between co-owners — charged at 1% of the evaluated value, and only at the main branch. If the property passes to another person, the ordinary transfer bill applies. The developer channel is the same Oqood portal as in reselling off-plan.

What we do not claim here

  • That title deed and map fees are not charged at trustee centres. Those lines are absent from that list; the card gives no reason.
  • Planning authority timelines. The card requires finished maps but says nothing about how long they take.
  • When separation or annexation is permitted at all. The card describes filing, not planning criteria.
  • Whether co-owners' consent is required. The card we read is silent on it.
