Renewing the card of a broker, consultant, mortgage broker and nine other professions costs AED 500. Exactly one breaks the pattern: a real estate evaluator's card renews for AED 5,000, ten times more, while their own trainee's card costs the same 500. Amending the data is free and needs no documents at all. And cancellation is tied to the visa: an expatriate's card comes off when the residency is cancelled or the profession on it changes.

Checked 17 September 2026 against official sources: the Dubai Land Department service pages "Renewing a real estate professional practice card application", "Real estate professional practice card amendment application" and "Cancellation of areal estate professional practice card application" (the misspelling "areal" is how the source prints it). We read the raw pages rather than a summary; a link sits by every amount, with the full list at the end. This is an account of the regulator's requirements for market professionals — not a statement about this publication's own licences.

Issuance of the practice card and its thirteen activities we covered separately. What follows is what almost nobody writes about: the card has to be renewed, its details change, and one day it is withdrawn. Three separate services, each with a detail useful not only to a broker but to the buyer checking them.

Eleven lines at five hundred, and one at five thousand. The evaluator is exactly tenfold the rest, while their own trainee's card costs the same five hundred. The page offers no explanation and we invent none; we record the fact because it shows which role the Department treats as carrying the most weight in this list. Valuation as an activity is covered separately.

Two conditions for renewal, and the first matters more than the money:

"The applicant must have passed the annual test to practice the mediation profession"

The applicant must have passed the annual test for the mediation profession. The card does not renew automatically on payment: the exam comes first. The second condition is that all sales personnel are registered and their cards issued.

The procedure, by contrast, is pointedly quick: log in to Trakheesi, fill in and submit, with the page stating in brackets that approval of the application is automatic; then pay online, and the card can be printed from the system. Channels: the Department's website via Trakheesi and the Dubai REST app. Documents: a copy of the Emirates ID and a copy of a valid passport with the required documentation for UAE nationals.

Amending the data: free, and not a single document

A separate service amends the details on the card. There is no fee, the time is five minutes, the channel is Trakheesi. The documents field reads a plain None: the filing goes through the system and no paperwork is required.

It is the shortest service in the cluster and worth knowing: a change of surname or details costs nothing and requires no visit.

Cancellation: free, eight hours, and tied to the visa

The service removes the card from the Department's records. There is no fee. The time is eight hours, sharply different from its five-minute neighbours.

The list of activities in the conditions is long: broker, national broker, project marketing card, mortgage broker, real estate registrar, private management, real estate management, consultant, mortgage consultant, private sale and purchase card, services registrar, evaluator and trainee evaluator. Then comes the key line:

"The residency permit must be canceled or the residency profession to be changed for expatriates"

An expatriate's card is withdrawn when the residency visa is cancelled or the profession on it changes. The documents confirm it: cancelling an expatriate's card requires a copy of the employment visa cancellation, filed through Trakheesi.

What this means for a buyer

The visa-to-card link turns checking a card into a live instrument rather than a formality. If a professional has left the country or changed the profession on their residency, their card is due for cancellation. So the check shows not merely that they were once registered, but that the registration has not been withdrawn.

The second implication concerns the exam. Renewal requires the annual test, so a live card means not only five hundred dirhams paid but an exam passed for the current year.

What the source does not say

  • Why the evaluator's card costs ten times more. The figure is printed; no explanation appears on this page or its neighbours.
  • What the annual exam is, who runs it and what it costs. The condition is named; the page gives no detail. The exam fee at first issuance we covered separately.
  • How long a card is valid. The renewal page states no validity period at all.
  • What happens if a card is not renewed. No consequences are described.
  • Why cancellation takes eight hours while renewal takes five minutes. Both figures are quoted as printed.
  • Any totals. The Department does not add its lines up, and we print none.

We have already covered registering a usufruct. It has three more cards nobody writes about: the initial usufruct at construction stage (2% of the rental value, filed by the developer), amending the term or the amount (2% from the owner, 2% from the lessee and AED 1,000 on top) and termination (AED 1,000, returning the property to its actual owner). Plus one condition that caps your right by someone else's date: the expiry of a unit's usufruct must match the expiry of the usufruct over the land.
