The details of your purchase in the provisional register are changed by a separate service: AED 250, six business days, and a mandatory annex to the contract signed by both parties and stating the reason for the change. Next to it sits a service buyers never hear about: the developer cancels the project's bank guarantee, and the Department allows it only on a recent technical report with no red flags and an escrow balance covering the remaining costs.

What the provisional register is, and how Oqood differs from a title deed, is covered separately. Here are two services that work on that register afterwards: one amends the record of your purchase, the other lifts the security over the whole project.
Amending a record in the provisional register
The description is short: the service lets a developer modify the details of procedures registered in the provisional real estate register.

Two hundred and fifty dirhams and nearly a week of waiting is a combination worth noticing: the service is cheap but not quick, unlike its twenty-five-minute neighbours in the catalogue.
The condition that protects the buyer is the third line:
"Attaching the amendment annex signed by both parties"
An amendment annex signed by both parties. The developer cannot rewrite the record of your unit unilaterally: the change needs a document carrying your signature. The document list repeats it with a refinement — the annex is signed by both parties and states the reason for the amendment.
The other two conditions are familiar from provisional registration of a sale: the contract is signed by developer and purchaser, and where the purchaser is a minor, by the guardian, with a copy of their passport or ID attached.
Documents: the sale and purchase agreement, the signed annex with the reason, a valid passport and Emirates ID. For financing institutions and banks there is a separate line: a letter containing the amendment.
The channel is the Oqood portal; applicant status is companies. The developer files, but without your signature on the annex the application does not come together.
Cancelling the project's bank guarantee
The second service is addressed to the developer and is invisible to buyers. The description: it lets a developer apply to cancel bank guarantees provided earlier, once the solvency of the project is available.
The page names no fee at all — the field is absent. The time is three business days, the channel is the developers' portal and the trust account system, and applicant status is company. There is exactly one document: a copy of the bank guarantee.
The value here is not the price but the four conditions:
- an official application;
- the project status must be active or completed;
- a recent Department technical report with no red flags in the final stages of the project's progress;
- the balance in the main escrow account must cover the remaining project expenses.
The third and fourth are the very conditions the Department applies when a developer withdraws profit from the project account and when the escrow account is moved. The same pair of checks stands at every gate through which a developer loosens security: first a report with no flags, then a sufficient balance.

What this means for a buyer
- The record of your unit does not change quietly. It takes an annex with your signature and a stated reason.
- The amendment takes six business days, not minutes: allow for it if the change is needed before a transaction.
- Project security is not lifted at the developer's whim, but on a recent report with no red flags and a sufficient escrow balance.
- One and the same pair of conditions guards three different doors — profit, account transfer and guarantee cancellation.
What the source does not say
- What cancelling a bank guarantee costs. The fee field is absent from the page; that is not a declared zero but a missing line, and we do not import a figure from neighbouring services.
- Which data exactly can be amended in the provisional register. The wording is general — "details of procedures" — and the page gives no list.
- What counts as a "red flag". The term recurs across several pages; criteria appear on none of them.
- What happens if the buyer does not sign the annex. The requirement is named; the consequence of refusal is not.
- How recent the technical report must be here. Neighbouring pages say "not older than three months" and "not exceeding four"; this one says simply "recent", with no figure.
- Any totals. The Department does not add its lines up, and we print none.
